@Theresa Harris

They have been pain in the neck

@Scott M. Thanks Scott. Will check it out.

Fridge ice maker stopped working. Sent a technician that cleared the water line and it worked for a couple of days. Sent technician and he defrosted the water line again. Technician is saying there is a small heater part that needs to be replaced but he can't seem to find that part. Seems that I need to replace the fridge for that? The fridge is french door. If I buy a replacement does it have to be french door as well ?

@Scott M. It was agreed that tenant is responsible for lawn care. They hired our lawn care company to cut the lawn/shrubs. But we don't have something specific for watering.

I am so passed that tenant just left lawn/Shrub to die/burn without raising any flags.

@Scott Mac - they didn't care at all.

@Joe Martella - the tenant pays the water bill.

Update: I installed a new system and connected it to my phone to controll the watering

I gave my tenant instructions to download the sprinkler system app and to adjust the watering. After 5 months we pass by and the lawn grass is all burnet. Seems tenant never did and never reported any damage happening. I mentioned that if grass didn't recover tenant is responsible for resoding. Tenant saying it's not his responsibility. I think it is since tenant never reported and I consider negligence. Advice on what to do is appreciated?

@Bill Brandt it wasn't filled for few years now. I can check getting other quotes. I have not advertised the house with heated pool.

@Mike McCarthy thanks for the input!
