Prospective Tenant Troubles

I’ve got a tenant who wants to end her lease early and she found a new couple to replace her so I have agreed to this pending their approval of my screening process.

Prospective Tenant #1 who I have had all the contact with is polite, and charming and got his application to me the day after I sent it to me.

Prospective Tenant #2, #1’s boyfriend has supposedly emailed his application to me 4-5 times but I have yet to receive it. I have asked for his email so I could email him and he could reply to me in case he has my email address wrong, I have checked both my spam folder and my trash folder. I have given my PO Box so he can mail the application.

At what point should I just begin the search for another tenant? I know I will have no problem renting the unit. I would like to help the existing tenant out to move as I know life happens and she’s been a great tenant!

    I think you go ahead and list it and start screening other applicants. As long as you haven't taken a deposit from them you have no obligation to them. Let them know an incomplete application is no application and therefore they have no spot reserved. That might kick them into gear.

    Also if this Boyfriend can't be bothered to send in the application correctly (Or is lying about that part) there might be several other things, rent being one of them, he might forget about as well. Keep in mind the screening process for each potential tenant starts at the first contact.
