Question on Rental Software (Realtor, Zillow, etc.)

Wanted to get some thoughts and feedback on the landlording software / applications that are available such as the Realtor Avail or Zillow Rental Manager applications.  Having the integration they offer (lease customization, for rent postings, tenant screening, collection of rents, etc.) seems like a powerful tool especially with the extremely nominal costs associated with each one.

Has anyone used either (or both) options and if so, what has been your experience with them? 

Do you use something else that provides similar functionality?

    @Andy Sabisch We use Innago to manage our properties. They use TransUnion for tenant screening and also offer online lease signing, rent collection and listings. I'd recommend looking into them to see if they're a good fit for your business too!
