One property or multiple properties?

Hello Bigger Pockets family,

I'm looking for advice on a real estate investment. I'm wondering if I should buy one multifamily property or several smaller duplexes (2-3) with a budget of $140,000?

Do you have any other investments? If no, do not buy multiple properties before you see if you are any good at landlording or being an owner of a rental property. Also, where are you that you can multiple properties for $140,000 and what kind of shape are they in?
