Renting out each room or each unit

Im looking to purchase a 3-4 plex & live in one. 

Is it better to rent out each unit or each room in each units ?

I would imagine each unit would be better, due to less people to deal with, and avoid the place looking like a half way house.

I'd focus on finding a 3-4 Plex near a university to really make your plan work. Students are always looking for off campus housing.  You can rent by the room and actually make more money than renting by the unit.
