Sevier Cty STR or flip?

Hi, We are rehabbing a house in an established neighborhood in Sevier County, TN and can't decide whether to keep it as a STR or just flip . It's at the end of a cul-de-sac, safe and quiet street, and there are currently no HOA restrictions. It's 10 min to Dollywood (you can hear the train from the house) and we can do a fire pit, but there is no view, and there won't be a hot tub. Large house, 3Br, 2Ba with game room and big yard, so we're thinking it might avg 190/night (this might be conservative, we really don't know) OR… ARV is 370,000 and purchase price was 190,000, repairs 50,000. We brought 35,000 to closing (HML), so we could likely walk away with 40,000 profit after flipping. If we held it we would refinance, and are estimating furniture, etc to be around 30,000. We don't mind having some cash tied up in this investment, but are the COC return numbers worth it? Thank you so much for helping! What would you do???
