Airbnb with RVs. Yes or no?

Question

Hi, I have an Airbnb in Texas hill country, It's a 3 beds 2 baths house. My plan is to add 2 RVs in the backyard and list them as 2 extra rooms with bathroom, making it a 5 beds, 3 baths. Do you think guests would like it and stay there? And which RV model would be most appropriate for it?

Depends on many things....the appeal of the area in general and your location in particular. If there is enough demand you can rent almost anything...to some people. An older couple may not want to stay where a younger couple would (tents, RVs, Etc)

One way to find out I guess. Just do your research first. If there are other RVs that are booked, that would be a good sign....

@Alex Moyers, there is an RV park in my town inside the city limits.  They rent out 3 RVs on AIR BnB and get about $70 to $80 per night.  They do fairly well in the summer.

I think that is a great idea. I have 2 oceanfront condos that I have on Airbnb and VRBO. I also have an RV that I rent out. Just rented it last week. We have it listed on Airbnb, RV share, and Outdoorsy. The RV community has grown tremendously in the last 2 years. We actually traveled the country in ours for 9 months in 2020. We learned a lot about the RV lifestyle. So many people are looking to get into it, but they don't know where to start, so they rent one and try it out before buying.

Airbnb is also promoting "experiences". Renting an RV in a great location where people can experience life in an RV along with fishing, hiking, animals, makes it an experience, not just a place to sleep. Market the "experience" and you will have good returns.

Do you have a way to hook up the RVs to septic and water? Are you on city sewer or septic? If it’s the latter then do you have enough capacity for your septic? In the county I’m in STR capacity is tied to septic limits for the number of bedrooms so this would not be allowed.

I agree that I’d instead look at buying an RV to rent out (Class C seems to be the best option ) separate from the STR. You can make good return .

@Alex Moyers My dad owns an older RV and I've considered asking him about renting it online. There are few websites that cater to this just like Airbnb but for vacation RV'ing. The RV is a 37' long, turbo diesel powered, with pop-outs, TV's, full size bed, and a kitchen. The point I want to make is it's a giant rolling house. They have equal or more maintenance issues.

A conventional STR and RV are NOT mutually exclusive. I don't think mixing them on rental listing would significantly increase your rent potential. You could rent to larger parties but I wouldn't expect a big jump in rate. Unless the RV is cheap the juice may not be worth the squeeze. The appeal of an RV is travel. The appeal of an Airbnb is location (fixed), amenities, décor, and interior vibes.
