Looking to buy first STR

Hey yall, my names Dylan, just wrapped up my first fix and flip with using a private lender. Now looking to acquire a property out of state for Short Term Rental, my lender takes his points right off the top of funding... they don't like to get involved in longer ROI deals. Just curious on how I could get in contact with some hard money lenders. Would yall recommend still buying rentals at this time of the current market? or would I be better off attempting to find a property to do rent arbitrage out of?

Don't use Hard Money for a buy and hold. Go to a traditional mortgage company and get a 30 year mortgage.
