How to streamline/automate your cleaners for STR

Question

I am sure this has been discussed, if so point me in the right direction of the discussion.

But is there a way to automate your cleaners? So you are not calling them and scheduling after each tenant. Is there an option for them to get notified when people stay?

This is my first STR. What's your favorite educational source? A podcast or video walking you through it.

So we get our bookings pretty far in advance. We should be fully booked for 2023 by end of the year or January 2023. I just make a list of dates and text them to my cleaner. She keep the calendar and we check in from time to time. Nothing big and pretty easy.

I use Hospitable for my PMS and it integrates with TurnoverBnB. I have had to reach out to support to get help with finding why things were automated the way they were. I also had a manual project delete itself. So there are some bugs, but I am going to give it some more time. If it were more user friendly and worked like it should I think it would be a good app.

I've learned most of my airbnb info through Robuilt youtube channel.  There's a playlist on how to start and run an airbnb.  Some of the software property management systems, such as guesty automatically message cleaners.

There are some automated type tools.  One is TurnoverBNB.  I have tried it and wasn't super impressed.  It also depends on the savviness of your cleaner.  Check with your PMS system to determine if you have an automated option.

I also use guesty for hosts so it sends automated messages to my cleaners everytime there is a new reservation made, change to a reservation, a reminder a day or two before a checkout, and a reminder before a new guest checks in just in case. They've never had a problem remembering when to clean my townhouse and I think this is a huge help.

I still send them messages here or there when there's something additional or specific to be done, pay your cleaners well and on time and they will be your best friends in the business!

I simply maintain a shared google sheet with my cleaners. I upload reservations at the beginning of the month then make any changes as necessary.

I like Guesty for this and some othe things.  Even the less than tech savvy cleaners have done fine with me sending a link to my Guesty calendar.  A lot of ppl like Turnover BNB, but I never got it to sync correctly.

There are several software options that synch with Aribnb and VRBO, that you can set up auto-reminders via email or text, to go to your cleanres when a guest vacates.
