Hey, I'm looking at buying my first STR and im just wondering if anyone can corroborate the accurateness of Airdna. Also what are some other good ways to estimate that you like to use?

Look up the Awning Airbnb Estimator, it allows you to see all of the nearby comps and their booking history

I have two STRs in the same region. The current Airdna estimate for one property very close compared to what I made last year for one property. For the other property the current estimate is 77% of what I made last year there.

To make sure my question is clear, in awning revenue, is cleaning fees included and I need to subtract them out of my gross? Like in AirDNA, cleaning fees are in their revenue estimates and I subtract them by adding in the cleaning fees as expense and not revenue.

Basically, it's not @Brandon Vaughan. Having said that, it is an algorithm. It can only use what it takes in. The more rentals in an area, the better the data. In our case there weren't many in our area so the data was skewed way high. They have to have a certain number of data points so they will stretch outside the parameters to get data. We were lumped in with a 2k a night log mansion. So, take the results with a grain of salt. Check VRBO and AirBNB directly and see how it compares. Maybe try Awnings estimator.

AirDNA is good for one thing only: Macroanalytics // seasonal variances. For just about everything else, it's best to break down your own close comps directly on the AirBnB and VRBO platforms.
