Must Ask Questions for potential Cleaners and Handymen

Question

What are some initial and must ask questions everyone uses to gauge if a potential cleaner and handyman is the right fit? Do you perform a background screening on these potential employees? What contracts/documents do you have in place?

Referrals from hosts that run homes with great reviews is a good place to start.

You can find these by going into Facebook groups for owners in the market you are interested in, asking around, and then seeing what kind of reviews the listing has for the person that provided you the referral.  For example you could ask all the superhosts or premier hosts in your market who they use for cleaning and a handyman and get an idea.

Most handymen have a history, I don't care. As long as the work is done correctly and they are reliable I am good with it. There is no barrier of entry for handymen and cleaners, this isn't a W2, no need to screen. What you should do is get references.

Simply see their work. Also give them a few small jobs to test them. I have 6 full time handymen and 20 contractors; they all started the same way I stated.

Most have come to my company via referral. This way we know they already know what they’re doing and do not need to be heavily vetted. As far as contract, you need to have them complete a W9 so that you can issue a 1099 for tax purposes.

I don't do anything particular to vet cleaners. I do stay in the house with the family and then have them clean to see how they do.

I put some things out of place and drip some bacon grease on the front of the oven to see if they notice it. Stuff like that.

I like see their experience and I first use people that other local investors have referred after they used them.
