Post: Buying a Home in Fort Lauderdale for Short-Term Rental – Advice Needed

Hi there! I’m a local short-term rental operator here in South Florida, so happy to chime in:
-
Neighborhoods: Popular STR areas in Fort Lauderdale include Las Olas, Victoria Park, and areas near the beach. Each has different price points and guest appeal, so it depends on whether you want higher ADRs or steadier occupancy.
-
Regulations: The City of Fort Lauderdale requires short-term rental licensing, inspections, and compliance with safety rules. Broward County also requires a tourist tax registration. Check the city’s Short-Term Rental Program page for details.
-
Seasonality: Peak season is December through April (snowbird and holiday traffic). Summer and fall are slower, so pricing and marketing strategies matter.
If you’d like, I’m happy to share more specifics about compliance, management, or running STRs here in Fort Lauderdale—just let me know.

I just came back from vacation there, and apparently there are no house numbers. They do not have mail. They go by a street name and then what the house looks like and what's around it

Quote from @Joel Owens:
Salavatore,
I have been doing NNN about 21 years as a principal broker and an investor. I wrote a book on NNN. It has been downloaded over 10k times. I am buying lots of NNN myself. I still have clients but much more selective who I work with these days.
Anything good NNN for dirt and tenant in strong suburban area about 2.5 million and up in price with at least 35% down. If you have less money than will need to look into retail condo investing and mom and pop type stuff. More work with more risk but can get you going if limited funds until growing into bigger deals.
I am still on this site but stay very busy so not on here as much.
Thanks Joel! What's the title of your book and where can I find it? Right now I am just learning about it and seeing what my options are. I would consider partnerships in the future.

I am considering getting into some commercial investments and think I want to go down the NNN route. Are there any books or resources you can recommend to get me started with the basics?

Hey Luis, I live in Brickell very close to this property and also manage properties in South Florida.
Does your family member leverage a dynamic pricing tool like PriceLabs? If so, are they regularly making changes and optimizing within the tool? I also leverage a tool called Intellihost which helps with pricing strategy and conduct A/B Testing with listing changes.
The listing description seems to be just a paragraph. I would segment it into bullet points highlighting the unit and amenities of the building. Highlight local attractions as well.
Please let me know if you have any questions or need help!
Hi Salvatore,
Thank you very much for your response! My family member does use PriceLabs as a dynamic pricing tool, and I'm curious about Intellihost. Do both tools work well together? I’d love to learn more about your experience with A/B testing and how Intellihost helps with pricing strategies.
Looking forward to your insights, and thanks again!
Best regards,
Luis
Both tools go hand and hand with each other, they actually integrate with one another. Intellihost gathers data of the area and similar listings and will automatically adjust pricing for you in PriceLabs. So, essentially it takes out a lot of the guessing and constantly looking at your competition to get you more bookings. The A/B testing aspect syncs directly with your AirBnb listing. Once you make a change in AirBnb it automatically tracks that change in Intellihost. It will tell you if that change increased/decreased clicks & First Page Impressions & Booking Rate overtime.
