When it comes to finding the perfect property to manage/co-host, what’s on your must-have list?

Hey Zach, I am also a STR operator in South Florida. Those are the main issues I have been seeing across owners as well as reviews.

Quote from @Jacob Morgenstern:
Calling all PMS software companies, users and upsell apps!
I have an upsell dilemma that I have not had success finding the perfect solution as of yet.
At B&D Property Management, we would like to upsell grill cleaning and pool heating fees. Grill fees get pocketed by the management company while the pool heat fees get remitted to the homeowners. In a best-case scenario, we would like pool fees directly deposited to the homeowner's account and the grill fees deposited to the property manager's account. We would require two accounts per property. Does anyone know of an upsell company that offers the option to add different bank accounts per listing? If not, I would need to be able to pull data at the end of the month so I can determine which upsell went to which homeowner.
Up until now, we have been using the Airbnb request payment service, however, the payouts come tagged as a "resolution". We must then figure out if the payout came as a grill fee or a pool heating fee.
Hi Jacob, check out the Host Co. Not sure if they allow multiple/different bank accounts, but I recently started checking them out for upsell on certain items in my property (i.e. extra fire wood)

Hey @Salvatore Ross, we charge a $500 refundable security deposit. Because guests having some skin in the game help keep them being good guests. Never had a single complaint.
We allow up to 2 dogs and charge $50 per pooch.
We don't bake it into the cleaning fee. We charge those who bring a dog and not those that don't.
Thanks @Michael Baum! The reason I ask is because I was doing research on others in my market and when I went to reserve with a pet I did not see any added pet fees or security deposits at checkout time. Was not sure why or how

Is anyone charging a security deposit for guests? If so, how much and why?
Is anyone charging a fee for pets? Or baking it into the nightly rate and/or cleaning fee?

I am considering making my vacation rental pet-friendly or maybe just dog-friendly.
Any pros vs cons?
Any positive stories? Any horror stories?
Any different/unique pets that you welcomed?
Any tips on what to supply guests with for their pets?
Any tips on how to promote and ensure guests follow policy?

congrats! I am new also and wanted to ask what is your plan? How much is the Piti and how much you plan to make a month? Short term rental? I would eventually like to own something by the beach.
Thanks Juan! I have it live on both AirBnb and VRBO as of this week and booked my first guest for this weekend. My PITI is $2950. This STR market fluctuates in seasonality, but I anticipate on making $70k gross and $20k net.
Thank you Brandon! I leveraged a number of tools and data sets to forecast my gross, and used a str specific calculator to figure out my expenses.
