I echo what Allen said

I used to have a cohosting business but have shut it down because I wasn't focused on the right property AND the right client. 

I would reverse engineer the ideal property by looking at your market and seeing what the market needs. For example, I invest in Indianapolis and there's not many 3+ bedrooms with 2+ bathroom MTRs so if I was looking to cohost I would go after a larger property to target the undersupplied market.
