Does AirBNB have a property management team that can manager your property for you?   If so do you find their service to be truly passive?

I'm about 3 months into self managing two SFHs and I can say 95% of the companies you find in the market cannot do better than you (assuming you are someone who takes pride in excellence). I know property owners who used Vacassa with horrible experiences. My wife worked for a decently well known local PM company and she saw what's going on behind scenes, or the lack there of. I have property owner friends who used other local PMs.

20-25% of management fee is a huge cut into your revenue and that might be worth your effort.

When we started, we were even doing the cleaning ourselves because we didn't trust other cleaners, and there are lots of bad ones on the market. (substandard quality, charge too much, not showing up, etc.)

It took about a week for us to furnish and decorate the spaces. Our budget was initially $5000 for the house and plus $2000 per bedroom so about $11k for a 3 bedroom house but we ended up only spent about $6k.

It took us about 2 weeks to learn as much as we can online about best practices in STR management. Meanwhile implementing these practices in our management system, and do trial and errors and polishing them.

At the one month point, we are pretty established. The bulk of the work remain in turnovers and cleaning. Looking at our gross revenue, we decided we have the money to hire cleaners. Then we started to try out different cleaners. We were very heads-on managing cleaners in the beginning, check in with them and do the final walkthrough in the end. We were lucky and find a very good cleaner on the second try. And now all we do is do a final walkthrough before guest check in.

I say at this point, we are pretty much on cruise control. And I would not give 20-25% of my gross to a PM company.

AirBnB does not and I would not recommend using any online platform. If you want a manager, hire someone with boots on the ground that really knows the market.

My fiancé and I manage around 30 properties, mostly STRs, in Indianapolis. For our owners, we try be make it as passive as possible for them. Sometimes, there are things that come up that the owner needs to know about, but we do everything we can to make it a smooth process.
