Experience Hosting STR /w GYM?

There have been various posts about the potential returns vs risks associated with getting a gym in your STR, but I was wondering if anyone has first hand experience with this?

Yes, the liability risks are higher, but I will do this for one property at least for personal reasons. 

Given that, has anyone witnessed higher returns and positive feedback after adding a private gym to one of their listings? 

Secondarily, does anyone know of others who have?

I think that space would make more money as another sleeping area or even a game room or movie room.
