Experience Hosting STR /w GYM?

Question

There have been various posts about the potential returns vs risks associated with getting a gym in your STR, but I was wondering if anyone has first hand experience with this?

Yes, the liability risks are higher, but I will do this for one property at least for personal reasons.

Given that, has anyone witnessed higher returns and positive feedback after adding a private gym to one of their listings?

Secondarily, does anyone know of others who have?

I think that space would make more money as another sleeping area or even a game room or movie room.

As long as it isn't anything elaborate. Definitely no free weights. Machines only. Much harder to have a serious injury.

The biggest issue I see is the "hold my beer and check this out." kinda of people. Who can lift the most etc.

I could see someone getting a serious muscle tear or dislocation maybe. Hard to tell. Those that really want the gym would really appreciate it.

Personally I think it’s a great idea.

Exercise equipment/small home gym is one thing that a vast majority of STR’s don’t offer vs hotels.

Offering 1 or just a few pieces of equipment would help set you apart. As for liability, there’s liability with pools, hot tubs, fire pits, shoot, even the steps into your place.

Make sure you talk to your attorney and insurance agents and have the proper coverage and correct agreement in place

I have seen Tonal and Peleton's in few listings and their ADR is also little high to attract high end guests

I think it is a great idea! We don't manage one that has a gym personally, but have some friends that do and guests love it. Like @Sarah Kensinger said, make sure insurance covers it, but I think it's a great addition and can set your STR apart.

Just like with any other amenity if your insurance policy covers it, you should be good. And a pro tip to help you make a decision...lots of the top performing STRs have gym equipment and it's another box you can check on the OTA.

Could be nice to maybe have a cycling/biking room. Like a separate room with bikes and a tv pre-downloaded with classes. Could be a solid niche/way to set your STR apart.
