How to get started with arbitrage and short term renting

Good afternoon, my name is Nya (24) KSU alumni I have experience in house flipping and a degree in design but very I’m new to real estate investing if anyone has any information on how I can get started I would appreciate it .🙂

Also, arbitrage isn't investing. It is creating a job for yourself. In the end the only thing you own or invested in is the furnishings and amenities in the rental. Which, when used, are near worthless.

Hey @Nya Hall, now that is a great question! There are a bunch of avenues you can explore. You say you have capital to invest so let's start there. I don't know how much that is but...

So if you are just starting out and don't mind moving around, then I might look at doing an FHA purchase of a 4 plex or 5 plex which would be the maximum number of units. You occupy one and rent the others. Live for free and make a little cashola. Upgrade the units etc.

Then, after a year, you refinance the building, move out and rent the last unit. Then do it again. You can only have one FHA loan at a time.

This way, you will build up a great portfolio of small multifamily properties, then you can start to expand into other areas like STR.

If I was young and had time, this is what I would do. Do it a few times and you will really have something.

Hey Nya, I'd suggest seeking out folks on social media that do what you'd like to do and follow them for a while. Many of them, such as Lauren Sadler based in Houston, do a great job of documenting their journey. I've personally learned a lot about MTR from her just by watching her instagram stories every day!

Though, I don’t mind working hard to achieve a goal. I don’t want to create a job for myself 😮‍💨 trying to eliminate working because I have to. Do you have some alternatives I can look into that’d be more beneficial?

I see so if you were just starting out and trying to get into real estate investing where would you begin. This has been my biggest obstacle because there’s so much information out there. I have capital, great credit and no direction. So what are some beginner options that can propel me in the right direction to make an income that will allow me to make bigger investments to build a great real estate portfolio and wealth.
