Property on leased land

Hello,

I am new to the community and new to real estate investing in general. I have been practicing analyzing deals and came across one that I am thinking of following through with, but the home is on land that is leased from a third party. Without getting into the details of the deal itself, does anyone have any experience with buying homes on leased land? The home would need to be rehabbed, so my questions are:

Do I need permission from the land owner to rehab the house that is on the property?

Do I need permission from the land owner to list the house on Airbnb?

Are there any obvious questions I should ask prior to making the deal that could potentially affect me as the homeowner?

I'm not a fan of not owning the land. You are at owners mercy as far as raising lease amount. 

See if land owner will sell you enough of the land where the house is.
