Disney World Rentals - Epic Universe?

Question

Interested to hear from investors in this market on how their 2023 went and what they are seeing on the books for 2024. Also, more importantly, who is getting ready for the market shifts from EPIC UNIVERSE in 2025. This will single handedly increase tourism to numbers never seen before, for years!

Hey @Josh Luttrell, my clients aren't talking about EPIC yet, but some newer investors looking at Orlando are keeping that in mind when looking now. They seem to understand the value of getting in now, streamlining everything, getting reviews now so they are best prepared for bookings in 2025. Orange County, were Universal is, does not allow STR, so they will be forced into hotels or making the drive from the the Davenport/Kissimmee area and that stretch of highway is brutal!

Most of my clients did okay in 2023 given some of the turmoil that went on here for a minute. Again, the ones that are managing and marketing properly were okay with how it turned out. But there was/is a glut of units that went up for sale last year so that tells a story about how many people didn't research, don't know how to properly manage or were sold on the idea.

I'm excited for all the growth that Orlando as a whole is experiencing, not to mention the theme parks and places like Evermore too.

We did better in 2022 than 2023. Parts of last year were really slow; it fell off a cliff in April. Summer was about 50% booked and part of that was from promos that we ran. There's simply too much inventory around here right now so you either need to cut rates pretty hard or have something super unique in the right spot.

So far we are booked out for March and April but (literally) nothing beyond April. So it's not looking that impressive thus far this year. We booked out those two months back in the late fall. Holidays were good but outside of holidays was still slow.

Im not as well versed as others in this specific market, but we do manage a few in Orlando area.  It is still quite slow with a small bump for upcoming busy season, however still very slow compared to other local metros.

Looks like it's going to be neat! Having said that...

DisneyWorld saw about 17m visitors in 2022 (Statista) whist Universal saw about 4m.

That would be an increase most likely, but how much above their current numbers? I can't find any projections.
