Rules/regulations in Wheat Ridge, CO?

Recently, I heard conflicting information about Wheat Ridge, CO's STR laws/regulations. I assume the city is the best place to go to verify this, but I'm not sure if I would get a straight answer on their website, or by calling. I'm hoping maybe some local Denver, or well versed STR people can point me in the right direction.

Here's are the questions: Are there only a limited number of licenses Wheat Ridge is allowing?  If so, are licenses transferrable when purchasing a property?

Hey Andre I live in Wr, operate a STR and a MTR in so I have experience working with the city quite a bit.

Their website is pretty straight up with the information and calling the ladies who run the program have been pretty helpful too. The building department can be difficult fyi. I always recommend finding the information yourself but here’s what I know.

The city is divided into a handful of districts and only a certain number of STR permits are issued in each district depending on various criteria. It's been about a year since I last checked and most zones were at their max back then. Assuming they are all maxed out now but checking their website will verify that. Also, the permits are NOT sold with the house. Those are first come, first serve. I've seen vague listing descriptions where either the listing agent didn't verify that fact or they were purposefully misleading by marketing those STRs as if the permit could be transferred to a new buyer.


I certainly wish they could because it would help increase value of my home being able to sell the permit with it when I was ready to trade up.
