STR -Airbnb and VRBO 90 day max?

Just starting out and looking at STR with Airbnb and VRBO. However,

I read that Airbnb places a max of 90 days you can rent out your

property as a STR and will disable your listing once the max is reached

for the year. Is this true? I understand each city/county may have their

own permitting requirements, fees, regulations, etc. but I'm wondering

how people are making any return on their investment if it maxes out at

90 day rental. That would not even cover the expenses. Do people have to

keep switching from STR to Medium or back to Single Family long term

rentals to make it work with Airbnb?

I suspect that you've misunderstood something.  There is no "maximum" number of days per year that you can rent your property by either VRBO or Airbnb. They want you to rent it 365 days if you can!

That said, it could be that the location of your property has some sort of local ordinance that has a 90-day limit, and Airbnb is simply following that.
