First STR Property setup questions

Hi all,

We just closed on our first STR property (DFW NORTH TEXAS) and am excited to start setting up our property!

Some specifics please….

-What does everyone do for a phone line? Personal cell phone? google voice etc?

-When starting out on Airbnb (do you require potential renters to text /call you first BEFORE allowing them to book? ie: to verify over 25 yrs old for example.

-Walk me thru how you intake a listing from start to finish on Airbnb platform Please! 🙏

I use my personal cell phone , but have a Google voice number available also.

Airbnb doesn't want you to have each other's number prior to the booking because that would give you an opportunity to go around them and get an off platform direct booking.

I turn on instant booking and don't sweat it. No problems in over a decade. I charge top dollar for a nice place and I attract families.
