I'm about eight months into my first STR. I'm self-managing, which has mostly worked out. I currently post on AirBnB and VRBO and until now I have avoided using 3rd party software to save money and because I just have the one propety and can handle the calendar. My question is about simplified pricing. I see more and more units using it. I don't have the option in the native AirBnB app. It looks like I have to sign up for a 3rd party software platform to do it. My questions are: Will simplified pricing drive more bookings? If yes, am I correct that I need 3rd party software to do it? If yes, what 3rd party software to people recommend? Since I'm not that concerned about pricing tools, I've mostly been looking at Lodgify and Hospitable. Thanks, David

Vrbo has free built in price optimization. 

I have been using it for 6 months or so and I am happy with it.

Do you have your Vrbo and Airbnb calendars setup were they synchronize? This is built into both platforms and is also free.
