First Direct Booking Request

Hey Y'all.  We have our first direct booking request.  A previous guest, from a year ago, who messaged our telephone number at that time, to let us know that they had successfully checked in.  My questions are: 

1)  Should I have them sign an agreement for a 4 night stay, when they've stayed previously without incident? 

2)  Should the occupancy taxes still be collected? 

3)  What about a damage deposit?

4)  What about a fee, if they cancel last minute? 

This is uncharted territory for us.  It seems straight forward, but I thought that I would ask here, since there are so many people here who have done a lot of off-platform renting.  Thanks in advance.

If its someone I trust, I just have a text or email agreement. No deposit.
