Don't wait for something to break before checking it. Here's a simple Monthly Maintenance Checklist I use to keep my Airbnb in great shape and avoid last-minute surprises. It's helped me stay ahead of problems and keep guests happy. It's a template you can use. Feel free to customise your own according to your space and amenities.

Some of this looks more like a spring cleaning checklist.

I don't check utilities or appliances, water heater or HVAC, you just know when they go out. I have HVAC serviced in the spring.

I can head off problems with HVAC by checking my honewell wifi thermostats to see if the heat or AC is struggling. The thermostats also let me know if humidity is too high or if they loose connectivity.
