Referrals Can't Be the Only Answer... Right? 😅

For those of you running small or mid-sized short-term rental management companies, where do most of your management leads actually come from? We're a small boutique management firm operating in Galena, IL and Southwest Michigan (particularly the Arts Coast area around Saugatuck, Douglas, Glenn, and South Haven). We're not looking to become the next Vacasa (no offense to those guys) we'd just like to grow steadily and add a few great owners each year. I'm curious what has worked best for others:

• Relationships with local realtors?
• Facebook or Instagram marketing?
• Google Business Profile?
• Owner referrals?
• Paid lead services?
• Local networking/events?
• Something else entirely?

I've always assumed referrals and relationships are king, but I see plenty of companies spending heavily on marketing and lead generation, so I'm wondering if I'm missing something. Also, for those who do pay for leads, where are you finding them and are they actually worth the cost?
