In-law unit rent long term or short term

To all I look for ideas and hear is my scenario: I have in law unit 1bed/1bath 486 sq ft I could rent for $1500 long term or set up the ADU as a furnished short term rental? The unit is close to main highways to tour the SF Bay Area.

    If your local zoning ordinances allow for short-term-rentals, I think almost all the time a studio/1bd will make more in rental income as a short term rental vs a traditional year rental. I host over 30 Airbnb units here in Columbus, OH and all the studios/1bds beat the market rent!
