One Airbnb Account with Multiple Properties?

Question

I would love to get everyone's feedback on whether or not I should have multiple Airbnb accounts or only one. I recently only had one property but not I have 3. The new properties will be deeded into an LLC so I think it makes the most sense to list these new properties under the LLC and separate from my first Airbnb property. Just haven't done that yet so I wanted to ask first. Also, is VRBO any different that Airbnb on how to handle this? Thanks for the feedback!

You should have 1 account per property so that they have separate calendars. Additional Airbnb accounts cost nothing extra to create.

I would also have a separate Vrbo account per property even though they cost $499 each.

@Ben Morrow if you get a bad review in one property it does NOT affect the reviews on the other ones but it does affect súper host status. You need to maintain the average across the board to keep that status.

The calendars are separate so that’s not an issue, you can manage bookings without a problem from one account.

For tax purposes, all income is specific to each property and Airbnb provides reports with that broken down by place so that’s not an issue. You just need to make sure you keep track of expenses separately.

You can have Airbnb do separate deposits per property, for instance your personal Airbnb gets deposited to your personal account and the other two get deposited to the llcs bank account.

I personally see no benefit to having separate accounts and have all my listings under one single account.

They are in my name.  I've had about 2000 renters in the last 8 years.  I think only 4 occupancies came from Airbnb though.  The vast majority come from direct advertising or word of mouth.  Refinery contractors are my renters, not people on vacation.

I have 3 listings and 1 account. All 3 listings have their own individual calendars. I don't see any advantage of having different accounts for different listings.

Thanks Paul... are your properties in your personal name or in LLCs?  I think I read where if all properties are under one account if you get a bad review at one property it affects the other ones as well. Is that correct?   For accounting purposes are you able to separate each property very easily for tax purposes?

I'd do it with one.  I've got 23 STRs but just one Airbnb account/ad.  I don't always rent out the house that's listed (it sleeps 8), but other places get rented out.  You should also put an ad on CraigsList.
