*** Best Amenities for Mountain Cabins ***

Hey STR friends!! I have a question for all STR owners that post mountain cabins on AirBnB and VRBO. I was practicing the Enemy method @Avery Carl in the Pocono mountains.  For fun, I compared two properties with the same square footage, sleeping capacity, self managed, over 80 reviews with outstanding comments, and both down the block from a lake, beach, and clubhouse without a lakefront view.  

The biggest difference I noticed was that one house had an outdoor jacuzzi and a game room (3 full size arcade games, foosball table, and knock hockey table). I was amazed to see that both properties had roughly the same occupancy rate (~70%), but the jacuzzi/game room house had a higher ADR ($390 versus $230!!).  It seems that amenities are king as my buddy @Ken Boone Ken states.... 

So now my questions - what cabin amenities have you found most affective to achieve highest ADR in the mountains?  Biggest bang for your buck?!  I would assume that if all of the other cabins have a jacuzzi like the Smoky Mountains, you MUST offer a jacuzzi as well to be competitive.  Thoughts?
