Rental Arbitration - What???

Question

Just getting started on my REI journey, and recently learned about rental arbitration and it piqued my interest.  My noob question is, how do you even have the conversation with the property owner?  What are some strategies?  Or is it as simple as, I want a long term lease and I'm going to promote it via AirBNB?

Offer a little extra, and convince them that it is actually better for their property since you will have a cleaner in there checking on the place every few days instead of a tenant in there who could do lord knows what for 5 years before you ever know there's a problem.

You're thinking rental arbitrage. The legitimate people who do this strategy just straight up approach the owner, with the sweetener that you're willing to pay a good bit more rent than a regular tenant.
