Looks like a lot of new development too . Mid city Huntsville is a big one that is a $350 million project .
Are you buying SFH there or multi family ?
What kind of cap rates are you seeing ?
I am mostly focussing on SFR. For cap rates, it depends on what zip codes and what area you want to invest and it can really change based on your risk apetite but based on my limited time looking at Huntsville atleast I can find some decent deals if I look little harder.

@Jay Helms the Huntsville market is really taking off, it's been increasingly hard to get any inventory in that market, off market properties are the best deals at the moment.

@Jared Dison We are looking for apartments in Huntsville right now if you have any really strong properties that have some value add opportunities.
You can still finds deals on the MLS in Huntsville for SFH - however, they are few and far between, usually are gone within 48 hours of listing, and are all in multiple offer situations in less than 24 hours. Very tough market for out of state folks as such. Recently saw a great rental property a month ago - within 24 hours, it had 7 offers on it (we lost out despite going over asking price).
I'm in the Huntsville area but invest all over Northern Alabama. I'd love to connect with any of you that are focused on Multifamily!

I'm in South Florida, but started investing in Montgomery. I will be there in about a week start on my first property. I plan to drive the neighborhoods in-person, that I've been driving via Google for weeks. Hope to meet some local investors too.

@Peter Philando , If you are going to be in Montgomery, I'd be glad to meet up and show you around the market a little. I've done over 150 investment properties in Montgomery, Prattville and Millbrook. I can introduce you to a really good property manager and a great construction team. There are some rough areas crime wise, and there is an area that you'll want to avoid affected by the "Collesium Plume" chemical spill area. Regency Park and Highland Gardens are areas of high crime, as well as areas West of Norman Bridge Rd and North of the Northern Bypass by the Zoo. You'll also want to be careful of any subdivisions on prairie soil as that can cause a lot of foundation problems that can be very expensive! You'll want to have contractors, property managers, a great realtor team, insurance agency that specializes in investment property and a closing attorney/title insurance agency and I'm glad to introduce you to helpful connections. Im new to Bigger Pockets, I own 3 apartments in Alabama
1. Birmingham (West End area) 16 units over 85% rented
2. Birmingham (Norwood area) 10 units 100% rented
3. Anniston 12 units over 90% rented
all 3 Apartments are re position/value-add properties. Looking to raise capital to re position through light cosmetic renovations, marketing, and new property management. Ive never raised capital before or had to have partners. I own all 3 properties through bank financing and a master lease. Any direction or help? Im not making a solicitation for partners but I know Im not the only person that has gone through this.
