Cheapest way to build Small units or duplex? Phoenix

I have an 10,000 sq foot R3 multi fam lot in the heart of Phoenix.  I have a front house, but room on the backlot to build 2 units.  Either 2 separate or a duplex. 

What is the cheapest way I can do this?  Looking at - Prefab, Modular, Manuf, Shipping containers, stick build, steel buildings

I want a modern look, big windows etc. I will be renting these out and my goal is to get $1500 each. 

Any knowledge, companies that do this etc? (Under 100K total would be awesome as I need to consider the lot landscape and utilities to the units)

I hve looked at even Amazon and considered Allwood prefab houses... not sure if anyone has done that?

Hi Lindsey if you want a duplex its going to cost a lot more than 100K, give  50-75K from a single home (two separate homes double the cost). In my opinion you have two options.

1.  Get more money to build a proper duplex

2.  You could build a few tiny homes, air b and b one and rent long-term the other to save money.

Even with the pre-fab container; provided you go the extra mile to get it approved by the city etc (if they will), I would be shocked to see it fall under 100K.

The tiny home maybe a novelty, but it works and it rents for the immediate future.  I'm interested in other's comments.
