GC Specializing in Fire-Damaged Homes in Phx area?

Question

Can anyone recommend an excellent general contractor who is experienced and competent in dealing with rehabbing fire damaged homes?  We've never actually rehabbed (we buy and hold), but we put in a bid for a fire-damaged home.  The owners (who kept it in terrible shape in the first place) want a ridiculous amount of money for it.  It's a total loss, and our bid reflected that, but they may not have any other offers.  Looks to be a total gut job.  Thanks.

Yes, and it apparently was sold a few hours after I posted.

These people took terrible care of the house.  Could've been a meth house for all I know.  There used to be an air conditioner in the front window, junk in front of the house and over the lawn, and at one point people screaming at each other in the yard.  The roof also was coming apart.  If I expected any house to burn, it would be that one.  These are well-built homes because we've been in the same model in the neighborhood for nearly 50 years.

Hi Wendy, what is interesting here is that the owner received a pretty fat check.

Now the owner has to deal with the structure! ( they have about 90 days to either sale or remove home to dirt only)  This can be very expensive also.

My very first flip was a "fire damaged home".    I bought it for $14,000 and had about $5000

of work needed to get to structure safe.  Sold it 6 weeks later for $67,000 with about $17,000

total in it ( product) and my labor.  Way back in the 90's in Salt Lake City.

The issue and problem with Fire damage properties is .

1- I am sure the city is involved with complete up to code with everything.

2- Most contractors will charge you almost double to deal with the city up to code and

the mess of the fire, water. etc.

3-Most the time a engineer needs to access the property and even their report can cost thousands.

Do you have it tied down?

Is the damage intense?
