Help, Evictions in Arkansas.....

I would like some input on evictions in Arkansas.  I need to evict a tenant for non payment of rent in Clay county.  I would rather not go down the road with an attorney. I served a 3 day to pay or vacate and he was supposed be out on Saturday by Midnight. I have not done an eviction in clay county and was curious if anyone had any helpful ideas. Thanks

@Karla N. An alternative to explore is to entice the tenant to leave. Offer them say... $600 as an example... to move out. Make the stipulation that the property must be clean and everything must be in working condition. Give them a timeframe and meet them at the house on that day. Flush every toilet, turn on every light, faucet, appliance, etc. if it's all in order, then they give you the keys and you give them cash to go away. Immeditely change all deadbolts to new locks and you have regained control of your property. It seems like your rewarding them for bad behavior but a lot of people will take the offer and it saves a lot of headache.
