Does anyone know anything about Bella Vista Arkansas?

Question

I have an opportunity to purchase some undeveloped lots in the Bella Vista area of Arkansas. I'm in NJ so the purchase will be made site unseen so I'm wondering if this area is showing good signs of development. Any information is greatly appreciated.

I am an investor in the area. It's definitely an area that is growing just be cautious many of the lots for sale are not as capable of being built on as people try to sell them as, nor are they worth what is being asked. The issue is that many of them need substantial earth work and in many cases septic. Due to the ground we have here in some cases septic isn't plausible for a substantial sized house. The community is also a POA so there are many regulations about the type of housing that can be built. Nice area, but a few miles to the south is maybe a better investment area.  Bentonville and Rogers, AR.   Walmart, Tyson, and other big corporations are fueling growth in the area.   I always thought the layout in Bella Vista was strange - plus, when the freeway bypasses Bella Vista in the near future, who knows what kind of effect that will have on real estate there.   Good luck.

I have been going there since the late seventies with family and it has been just growing and growing. It's a beautiful area. I have never investigating owning there. Last time we stayed there in an Airbnb in someone's place near one of the lakes, the owner told me that he bought the lot next door for the price of removing some dangerous trees. The owner was done with all the costs of ownership and just wanted to unload it before spending anymore. I think he bought it for about $3k equivalent. I was surprised that it was that inexpensive. There are some steep grades so the advice herein doesn't surprise me.

I agree with @Pat Turley. Our builders rules of thumb is .3ac or more per lot. Make sure the road that is mapped out is paved. Always require a perc, and you will have to know your bed count as that is how Bella Vista measure how big of a septic you need to put in, and whether the land can hold that.

I am an agent and I live in Bella Vista. As one of the other replies stated, there is an abundance of lots for sale in BV however many have severe topography, can be challenging and expensive to build on. Most of the lots in BV require a septic system as only a small portion of the community is served by a sewer system. Many of the lots either won't "perc" for a septic system or they will only perc for a small system which limits the number of bedrooms and baths. Hope this helps.
