SFH to Townhome Redevelopment in West LA

Hey West LA Developers/Investors. I am starting a new niche development venture (based in Houston) and have an opportunity to redevelop a family owned SFH parcel in Beverlywood as my first project. I'd like to put 3-4 townhomes on the site or a four-plex. Currently looking for a local design + build firm that could handle project. I used to live in West LA on Venice Blvd, so I am familiar with LA, but have lost track of pricing. Want to put together a quick and dirty proforma and could use some input on both soft & hard costs. I assume multiple units will be allowed as there is a four-plex located across the street. Is there an easy way to get zoning info on the parcel? Any advice y'all can provide would be much appreciated! Any Townhome developers willing to share their proforma templates for a for sale product?
