Introduction
Hello everyone, my name is John. My brother told me about this website after buying his first house. I'm 30 years old and I just got out of the Army with a service-connected disability (not sure if that's pertinent to real estate) anyway I love BP so far, and it's sense of community. The podcast as well, particularly show 39 which covered land flipping. I'm very new to the subject entirely. I've run heavy equipment most of my adult life, so I was wondering how much clearing/modifying raw land would add to it's value if at all. Thanks for the wealth of knowledge available here. I look forward to being a part of it

Hi @John Reynolds - thanks for checking out the podcast, I'm glad you liked it.
I think there could be value in clearing/modifying raw land, but it all depends on the property's features, it's highest and best use, and why you're clearing/modifying it in the first place.
i.e. - What will your end buyer be able to do as a result of your "improvements" to the property? Does it add value to them? Do they even want the land to be cleared or do they want it as-is?
It's probably be better to find out exactly what your buyer wants to use it for, and then offer your services IF they're relevant to their wants and needs.
