WHAT IS THE WHOLESALING MARKET IN OHIO

Question

Hi, My name is Eugene C. I’ve been looking into wholesaling fir a while now and I’m ready to jump in. I’ve been looking at Ohio’s market but, I live in TN. Can anyone offer tips or words of wisdom about doing out of state deals? Where and how to find cash buyer and investors?

Hi Eugene, you could wholesale OOS, but I'm not sure I'd recommend doing so. If you decided to wholesale in Ohio, I'd try to really dig into the area and property values in different neighborhoods. I might suggest starting in TN, getting a good system down, and then trying it OOS.

You could try the social media platforms however, this is a hit or miss situation. I find cold calling to still be one of the best ways to market deals.

You'll never have a problem finding buyers if there's "meat on the bone." Put me on your Memphis list lol. Find a hungry agent or investor who's looking for deals - they can help you evaluate properties, and give them 1st dibs on what you find

mmmmm....One tip about doing out of state. If I were you, I wouldn't do it. Most out of state investors are looking for affordability and have to pay a big premium to do the out of state gig. Your whole strategy would live or die by how good the out of state team is, so you would need to do some heavy research here, and not be cheap if need be. I think this is where most people falter.

This strategy can make sense if you come from a major city, as they tend to have unfriendly landlord laws, low affordability, low rent to value ratios. It is literally impossible to find a cash flowing property where I live.

That is not the case for TN. Our top runner for an investment city back in the day was Memphis, before I ultimately went with Cleveland. You can play with home advantage, I would advise you to use it.

Hey Eugene,

I would recommend starting where you stay at first (TN). Then once you get a rhythm and skills down pact on finding those properties, venture out to other areas. You have to make sure you know the markets, and how to reach out to those distressed sellers though.

As for finding buyers, you can join various Facebook groups but be cautionary when trusting just any person claiming to be an investor. Have your set criteria for a qualified investor, and play off of that.

If I'm interpreting what you're asking correctly, and what you're asking is "where do you find buyers as a wholesaler?" then there are places like the BP marketplace to advertise. You can also make connections on the forums to further expand your network of investors and agents who are connected with investors.

@ Walter Jones. Thanks man! Are you an investor yourself? I’ve been on the Zillow and Redfin site’s looking at properties. What criteria are most buyer looking for? I’ve seen some properties that need some TLC but, the prices were decent. How do i connect with buyers in that particular market? Is that something we can discuss? Any information is much appreciated. I love the potential of Real estate investment and I plan on moving into a different niche but, wholesaling seems best at the moment due to low startup capital being required.

Thanks a million for this information. I’m currently residing in TN. The market here is booming.. but, it’s a sellers market that comes with high prices and competition. I was looking for areas of the country that are on the way up and OH is on my radar. My question here is. If I’m living in another state would this license be valid in Ohio? Would I have to be a resident there in order to do wholesaling deals there?
