Healthcare is tough! I am looking to get into rental properties. Eager. Determined. Not totally patient. What do I need to do!? What mistakes can I avoid? What should I absolutely know before I start. No distractions. No unnecessary knowledge. Clear, concise, informative knowledge for growth and investments.

@Meghan Langbehn  learn, learn, learn.

1.  Education is the key.  Learn how to wholesale for leads.

2. Learn how to figure out ARV (After Repair Values)

3.  Learn how to figure out if a property will cash flow. (More money coming in than going out.)

4.  Work the numbers and when you are ready go look at some properties.  California is NOT a great place to cash flow right now.  Are you a traveling nurse?  Look at areas out of state.

You came to the right place! I'd start by listening to some of the BP podcasts that talk about rental properties. There is also a book called "The Book on Rental Property Investing"
