@Jeb Durgin why are you making it your problem?  Ask for buyers to submit a "Non-refundable" initial deposit into escrow that is automatically released after a certain amount of days, like 3 or less.  You will find your serious buyers then.  Also make it a substantial amount like 3% of purchase price.

@Kyong A Yee is her ex-boyfriend willing to take some seller financing back for his portion?  However, if she is barely making the mortgage payment, she should just probably sell.  Yes you can find seller agents that would take a 1-2% cut.

@Mike Nguyen I don't know if that ever makes any cents.  I guess we would need way more information on type of loan, what type of property it's on, what is the interest rate you are paying down, and what is the interest rate of the new loan.  

If it's an investment property, just let the tenants pay the mortgage down for you and use that money to buy more.
