Long Time Forum Lurker, Investor and Contractor

Not a true "Clevelander" but about 30 minutes south. Left my previous full time roll as a senior logistics leader last fall to venture fulltime into real estate. I did this with seven years of preparation, maybe waited too long but for me stability and a solid foundation was key. I have been a lurker on here for years and have utilized BP for road trips, kept me awake and put my wife to sleep.

Purchased three units over the last three years, all cash flowing. Utilized Smart Move for tenant screening and self-managed. 

Teaming up with a close friend, we own a contractor business specializing in kitchen and bathroom remodels. Recently, we expanded to include home renovations for an investor group and handling tenant turnover upkeep—no property management. My profile has more information about the contracting business. 

Overall, the journey has been rewarding, and I'm eager to witness the progress in the next five years.

 Sounds like a great business vertical with the home remodeling business! Cleveland is a great cash flow market. The B class areas without a point-of-sale inspection tend to be the best for low headache to good cash flow ratio.
