First time investor

I closed on my first rental property Monday.  This is in Indianapolis, where I live.  We found out through networking that friends of friends wanted to sell a duplex in Irvington and were able to get an introduction and see the location.  No tenants and one side needs a little bit of attention, but it was the first location at my price point I said "I would live here."  I already have plans and estimates for the work needed and can begin advertising for the finished side this week.  We are excited to get started.  Once this duplex is rented and stabilized, and hopefully refinanced once rates come down, we will look for another property next year.
