@Cole Bossert Thank you for the advice.  I do have an impulse to over-improve as it is "our asset" but my wife keeps me grounded.  I keep checking the ten-year yield and keeping my fingers crossed.

$175,000 purchase price, and I put 25% down. Plan on renting each side for $950, utilities not included. I'll have to put $12,000 - $15,000 into it between electrical and redoing the kitchen and refinishing the floor on one side. Loan rate 6.875% for 30-year, payment is $862.22 PI, $1,330.34 PITI.

I closed on my first rental property Monday.  This is in Indianapolis, where I live.  We found out through networking that friends of friends wanted to sell a duplex in Irvington and were able to get an introduction and see the location.  No tenants and one side needs a little bit of attention, but it was the first location at my price point I said "I would live here."  I already have plans and estimates for the work needed and can begin advertising for the finished side this week.  We are excited to get started.  Once this duplex is rented and stabilized, and hopefully refinanced once rates come down, we will look for another property next year.

I would echo the post about security. I have just started looking at properties and the first SFH we toured had just had the furnace and water heater stolen! The owner did not know prior to the showing.

I am more interested in anonymity from tenants. I would not hide anything from court or audits or anything.

What about the anonymity?  Is there a better way to own the property so tenants or other can't research me and or find my home address through property records?

$35,000 purchase price for about ~976 square feet not including an unfinished basement.  Budgeted $30,000 in renovations, looking to list in October for $120,000.  I would estimate there are 3-4 other flippers in the neighborhood, which I see as a positive sign.

Hello there, A friend and I have purchased our first investment property to fix and flip here in our hometown Indianapolis. Hopefully we can scale up to doing several projects at once as well as build a portfolio of rentals. Going to the local REIA group next month. Anyone had luck with non conventional financing to buy rental properties? Thanks!
