New future investor!

Hi all, I am here because I've been listening to podcasts for a while and I've realized I should have found you a long time ago. I am 53 and I only own my current home at the moment. I've had a rough time with my career - I had a great job as a geophysicist but wasn't happy. Long story short, family happened and now I am a teacher. I'm happier, but work constantly to make ends meet. I have a partner and we hope to start buying properties beginning January 2026. I haven't settled on a strategy, but I do want to stop teaching and do real estate full time. I am also a realtor, so I think I can leverage that to help. I would love to invest, plus learn a lot and help other people looking to invest, becoming an investor-friendly agent in my area.

I hope to get the pro membership soon!
