Finally ready to take the REI plunge!

hi everyone, My name is Nick and my wife and I have been interested in REI for years and finally feel able and ready to make our first REI deal.

We've been looking at properties around North Carolina and currently are having a hard time finding properties that meet all the necessary requirements (1% rule, positive cash flow, greater than 7% Cash on Cash). Has anyone else had similar experiences? If so, what were some strategies y'all used to overcome these hurdles?

I know it's a long game, so looking forward to meeting and learning with everyone.

hello. yes, nothing traditional - an LTR with conventional debt - cash flows right now.  not in NC, not really anywhere.

i'm looking for either BRRRR or seller finance, and I'll break even month to month if i can leave minimal cash in each deal. both of those are very tough as well.
