@Todd Anderson thanks for your note! Also, it's nice to hear we're not completely off base. Are there any updated versions of these older benchmarks like the 1% rule?

I see you currently work with Build 2 Rent--how are new investors financing these opportunities? I'd love to learn more.

I don't think we currently have the appetite or aptitude for BRRRR but I'd be interested in learning more about seller finance deals. What strategies do you do to identify those types of deals?

hi everyone, My name is Nick and my wife and I have been interested in REI for years and finally feel able and ready to make our first REI deal.

We've been looking at properties around North Carolina and currently are having a hard time finding properties that meet all the necessary requirements (1% rule, positive cash flow, greater than 7% Cash on Cash). Has anyone else had similar experiences? If so, what were some strategies y'all used to overcome these hurdles?

I know it's a long game, so looking forward to meeting and learning with everyone.
