 Hello Derek, the short-term rental market here in Orlando has been challenging for property owners. I know people that are making money in the Disney area so, it's impossible. Airbnb investing is an active investing style. The operations team for short-term rental is the leading indicator for your profitability. You must make sure that the property is well maintained, cleaned thoroughly and that guess have a easy and seamless experience all the way from booking to check out. It is possible for these properties to be managed remotely but may take some time to build the right systems and find the right local vendors for cleaning and maintenance. If the idea of self-managing from afar seems daunting, you can always hire a property manager, but in this space you definitely get what you pay for and there's only a handful of property managers I would recommend. That being said, a property manager is going to cost you 20% of your gross rental revenue and oftentimes this could be your profit margin. Some of the other things to consider, larger homes 6+ bedrooms will provide a higher nightly rate and there are fewer of these options on the market so we would definitely recommend going bigger. You likely want to purchase in in one of the resort style communities that are highly amenitized, this will allow you to advertise these amenities such as lazy Rivers, fitness facilities, arcade areas. Not all communities have the same amenities, So be sure to do your research about what amenities are available to you and to your guests. I cannot stress the importance of the design and theme of your home being something nice and modern in the common areas, along with creating some sort of a wow factor, whether that be a theater room, game room in the garage, and or the theming of multiple bedrooms to be a relevant Disney character or movie design.
