New member wants to learn more

I am from Atlanta GA suburbs. I am not an active investor. I am learning more about buying Section-8 properties. I feel real estate investment has relatively less risk compared to other investments.

I like to know more on the risks and challenges in investing Section - 8 properties that are physically far away from you. How much of in person presence is needed? Also are Section-8 properties still good investment? What cities/towns have investable properties for ROI? I know there is no fixed number answer for the question. Please share your thoughts.

Venu, you’re thinking in the right direction. Section 8 can work really well: steady rent, lower vacancy, but only if you’ve got a solid property manager, especially when you’re investing from a distance.

You don’t need to be hands-on day to day, just make sure your local team knows the Section 8 process. Cities like Birmingham, Indy, Cleveland, and parts of Texas or Florida still have good deals and demand.

It’s definitely still a good play, just all about the execution.
