Looking for a Home Inspector Experienced with Pre-1950 Multifamily in Richmond CA

Hey BP community,

I'm under consideration on a 4-unit property in Richmond, CA built in 1944 and looking for a referral for a solid home inspector — ideally someone with real experience inspecting older multifamily in the East Bay, not just someone who checks boxes on a standard form.

The property is a fourplex on San Pablo Ave. Given the age of the building I want someone who knows what they're looking at when it comes to:

  • Post-and-pier or older foundation types
  • Knob-and-tube or older wiring
  • Galvanized plumbing
  • Older roof systems
  • General deferred maintenance patterns common in 1940s construction

I'm an investor and licensed plumber so I'm not looking for someone to hold my hand — I want someone thorough and honest who will tell me what they actually see, not what makes the deal look clean.

I'll be doing a sewer scope separately.
