Hey everyone — long time lurker, finally active on BP again.

Quick background: I founded a small PE firm (Santa Barbara Capital Investing) focused on 50–100 unit multifamily repositioning across the Sunbelt. Learned the business at the deal level — underwriting, value-add strategy, capital stacks. The firm wound down but the education stuck🩵

Now I'm a licensed REALTOR® in California, living on Silver Strand Beach in Oxnard — a tight-knit oceanfront community in Ventura County that most people have never heard of. I'm systematically underwriting every property on my street, one by one, rebuilding my market knowledge from the ground up the way I know how: with real numbers.
